On several pre-purchase surveys we have recently carried out on modern houses and bungalows we have identified voids below concrete floors. There can be various causes of this defect including;
- leaking water pipes in the concrete slab
- poor compaction of base material
- organic matter used as back-fill
- drainage problems washing out back-fill
Whatever the cause, the result can be the dropping of the floor slab, which can be costly to rectify.
